OKAIHAU
HOREKE ROAD
23.5 HA of Forrest and Natural

1)  this is the largest lot in the subdivision of Macadamia Plantation of New Zealand.  It is situated at the rear of the property having an area of 23.5000 hectares.  Access is via proposed right-of-way of approximately 800 meters in length, which runs down the middle of the subdivision and joins the lot on its northern most point.  The land then encompasses a portion of the area in the bush covenant with 3 hectares near the right-of-way being of flat to sloping contour falling to the east before the rear land falls steeply to the Waiharakeke River which forms the rear boundary.

The northern area of the lot contains pastoral grazing land, an area of attractive mature bush covered by the covenant, and a bush clad gully adjoining the eastern boundary.  The rear area is in a cover or 25-year-old pine trees and scrub.

There is an attractive dwelling site situated in the center of the northern portion of the lot adjoining the steep gully area that has an attractive outlook over the bush clad gully and adjoins the attractive area of bush in the covenant.  The only detriment to the lot is the presence of the high voltage power lines, which cross directly through any views.

Access is available through the pine trees via a clay access track although this is available to four-wheel drive vehicles and generally during dry periods only.

A portion  of the rear southern boundary borders the mettalled Imms Road, and although this boundary was not sighted we are advised that access is available which may be utilized to harvest the pine trees.

generally this is an awkward shaped lot having a variety of contours and an attractive dwelling site, which would be shaded in the evenings.  But there two flat areas of 4 ha each: one is on the top (orchard and grass) and another one on the bank of the river.

2)  Forestry Planting

a)  Acacia Melanoxem planted in 1985 - 2180 trees 9pruned and thickened in 1994-1995
b) Pine planted in 1985 - 6235 trees (pruned and thickened in 1994-1995
c) Pine planted in 1994 -  1200 trees (pruned in 2000)

3) There are two mineral water springs coming out of the steep part of the lot and entering Waihararua River.
Land surface condition is convenient to make with minimal expenses 2-3 fresh water ponds.  The lot may be used for construction of small tourist facilities with sauna, ponds, log houses etc.

It is conveniently situated 3 kms from Okaihau between Kerikeri and Kaikohe.  Okaihau is a typical rural new Zealand town with a High School and Primary school, local hotel, shops, a cafe and local service station/garage for motorists.
